This book answers that question and more. Written by: Randy Patterson. Great tips on property management. The book is a good overall insight for those who want to get into real estate investing. If you ever wanted to be in the real estate investment industry as a long term rental property owner, this is the book for you. The pros to the cons of every aspect of the business and how to get into and out of each property.
Detailed, honest , and informative. Best book I have read so far on Real estate investing. A ton of great info and in the weeds detail that most books upsell you on some course to provide. So much in the weeds detail, however, that I am buying the hard copy because listening to this without looking at the PDF and having a pen and paper in front of me, made me feel like I missed a ton. Awesome book, respect to the RDPD team, great content. Would have been nice to have acces to the charts in PDF.
Others then that good book if you know nothing about real estate. It feels like the beginning is more geared toward smaller multi units which is good fit people starting out, but the later chapters seem to be note about larger multis. All un all a good book. If you've spent any time in real estate, you'll most likely find this book redundant. I was able to takeaway about a paragraph worth of material throughout the entire time I listened to it. There are other books out there on real estate that will dive deeper into the subject matter while explaining it in simple terms so it's applicable to new entrants.
The title fits the book perfectly. This is a great foundation for someone wanting to start investing in multifamily. Its like a multi unit investing class. If you're only wanting to start small with a rental house or 2, this book is overkill. If you're going big for apt complexes and having partners etc, it's all you. Not a lot of good details.
More of a general overview of how to buy commercial real-estate. The chapter on investigating the area is pretty good, but the rest is vague. I guess you can't expect a lot of detail from a 5 hour book. Way more information. Fantastic book with several practical steps to run your own apartment bldgs. You probably couldn't go buy an apartment immediately after reading this but you will be miles ahead of someone who has not been educated in this way.
Two thumbs up! Probably, but after doing some research myself. Why or why not? No because this book is not for everyone. The title is misleading. It's supposed to teach other people how to invest in real estate, but all the stories in the book focus on how to invest in Apartment Real Estate properties, which costs millions of dollars, not something an average Joe can start investing on.
Any additional comments? Title is misleading. Should have read the reviews first. I first started listening to robert kyosaki's "unfair advantage" and he mentioned how real estate is the easiest investment to work with but I felt intimidated by not knowing all of the little details I would need to know in order to be successful.
Loved it. A great listen while I drove around for work. Great to help me plan for my famil's financial freedom. I was expecting more in the buying and selling and or single unit rentals. I like the methodoligical approach to real estate investing of this book. It is full of practical insights. The majority of the book is about how to choose a property based on all kinds of objective criteria and appraisal tools. A much smaller portion is about the managing of properties.

Ken Amazon Customer Great information, but buying hardcopy Best book I have read so far on Real estate investing. Anotherfamous author wasa garagemechanic onlya few years ago. He got into real estate afterbeingfiredfrom hisjob. Anotherbookiswrittenbyan exbanker who now sells his secrets on how to find foreclosure proper ties from banks. I recently ran into an ex-financial planner who stopped selling mutualfunds after the stock market crash and isnow holding seminars, teaching his investmentsecrets, and then getting his audience to invest in his high-pricedproperties.
Kenis a real estate professional. Right out of college, he be gan his career as a property manager. Today, Ken McElroy owns one of the largest property management companies in the southwestern United States. Ken is also a developer of multimillion-dollar commercial properties, the president of the Arizona Multihousing Association, and is active in lobby ing Congress for the real estate industry Due to his track record and reputation, investment bankers such as Lehman Brothers are often Ken'sfinancial partners in his projects.
Property management is one the most important aspects of real estate investing. Many people do not get into real estate investing—even though in my opinion it is the best invest ment class in the world—because they do not want to fix toi lets or deal with tenants. I do not blame them. Ken's insight into the managementside of real estate investing is priceless. Propertymanagementis a long-termprocess. Findinga prop erty, financing a property, and selling a property are, in most cases, relatively short-term events.
If you are a true investor, rather than a speculatorwho flips properties for profits, the management of property is an ongoing process. In other words, the core of real estate is a long-term process of prop erty management. Propertymanagementis where most of the profits are made or lost. Manypeople lose money in real estate simplybecause they fail to manage their properties properly.
If they cannot control the occupants, income, and expenses, the property soon goes downhill. The good news is that professional real estate investors love buying properties from investors who fail to manage their properties well.
